Property to build a modern home!

My husband and I currently live in an Eichler home on 98th street close to those within the Aberdeen circle. We are wanting to build a modern home but are having difficulty finding a lot that is somewhat close to the city (within 25 minutes),...moderately priced,...and free of restrictions. Any ideas?
